2. How does property financing work?
Our terms are negotiable and flexible. A minimum down payment is required for each property. This is typically between $99 and $1,000. Monthly payments may be as low as $30/month. The chart below indicates a general time frame to finance your purchase. These guidelines are subject to change in the case of higher down payments, higher monthly payments, or a number of other factors.

3. Where can I find the Terms of Sale?

4. Do I qualify for financing?

 Yes. We do not run credit checks or care about past bankruptcies.

5. When do I get the deed to my property?

After the last payment has been made for the purchase, you can expect a special warranty deed to be conveyed to you for your property within 30 days. However, depending on the county recorder’s office, it may take as long as 14 weeks to receive an original Warranty Deed in the mail.

6. Are there any liens on the property?

Our properties are sold free and clear with a marketable title.

7. What additional fees are involved?

There is a recording and processing fee for document transfers in each county as well as a loan servicing fee. We collect a $99 fee for these services upfront along with the down payment. The servicing fee is nominal and collected with the monthly payments. If you wish to purchase title insurance, that is a separate fee.

8. Are there any pre-payment penalties?

No. there are never any penalties for paying off the property early.

9. Should I visit the property?

We strongly encourage you to visit and evaluate any prospective purchase before submitting an offer. You will be required to sign an affidavit affirming that you have indeed seen the property and accept it with the terms agreed upon. Please make sure you are satisfied with your purchase before you buy.
